The Home Inspection

A home inspection is a thorough of a property's condition, typically conducted before a sale. The inspector evaluates various aspects of the home, including the structure, roof, plumbing, electrical systems, and appliances, to identify any potential issues. The goal is to provide buyers with a clear understanding of the property's condition, helping them make informed decisions. After the inspection, the inspector will provide a detailed report highlighting any concerns and recommendations for repairs or maintenance.

Items that could possibly be a potential deal breaker:

Signs of major water damage

Any unencapsulated asbestos

Foundation cracks 

Roof leak or damage (roofs can last 30 plus years!)

Mold 

Termite or Rodent Infestation

These are MAJOR issues that may be worth noting.

Sometimes sellers will negotiate a fix or give a credit at closing.

Don't nitpick about easy fixes or listen to unprofessional "opinions"

A home labeled "AS IS" means that the property is being sold in its current condition, without any repairs or improvements made by the seller. Buyers should expect to take on any necessary fixes or renovations themselves, as the seller will not be responsible for addressing any issues that arise. It's important to conduct a thorough inspection before purchasing to understand any potential problems
